The Opportunity

 

Barrio Developments is entering a critical and exciting phase, with a major apartment project approaching practical completion and settlements commencing shortly thereafter. To support this next stage, we are seeking a hands-on Assistant Development Manager to work directly alongside the Director as a trusted extension of the business.

 

This is not a purely administrative coordination role, and it is not suited to someone without direct exposure to property developments. The successful person will come with relevant real estate and development experience already in place — someone who understands the pace, moving parts and stakeholder management involved in apartment developments, off-the-plan sales and construction environments.

 

You will help keep projects, sales campaigns, agencies, consultants and contractors moving forward, while ensuring the Director can confidently step away knowing matters are being progressed appropriately in his absence.

 

The environment is dynamic and highly varied — one moment you may be in the Adelaide CBD office coordinating agency updates, purchaser communications, off-the-plan sales activity and marketing actions, and the next attending site meetings, inspecting works and defects, meeting suppliers or following up contractors. In between this, you will join design meetings with architects, planners and legal consultants for future pipeline projects, as well as assisting with feasibility reviews and site assessments for future developments.

 

We’re open to someone who is:

  • Outstanding at marketing — able to take ownership of campaigns, sales support, client communications and settlement journeys

  • Exceptional on site — confident managing consultants, attending inspections, documenting and following up, and overseeing defect rectifications

Key Outcomes of the Role

  • Coordinate and maintain relationships with multiple external real estate agencies

  • Support off-the-plan apartment sales processes, purchaser coordination and settlement readiness

  • Prepare agendas, track actions and follow up stakeholders to ensure momentum is maintained

  • Assist with real estate contracts, sales agency agreements and related documentation administration

  • Coordinate marketing initiatives with external marketing consultants, photographers and agencies

  • Attend site meetings, inspections and walkthroughs with agents, purchasers and contractors

  • Assist with defect identification, follow-up and rectification coordination

  • Liaise with suppliers and contractors regarding project variations, quotations and installations

  • Track timelines, approvals, deliverables and project-related actions across developments

  • Assist with future development planning discussions alongside architects, planners and consultants

  • Support the Director by proactively progressing tasks, projects and communications across the business

About You

To succeed in this role, you will bring:

  • Previous experience within property development, project coordination, construction or off-the-plan real estate environments

  • Exposure to apartment developments or medium/high-density residential projects

  • Strong organisational skills and the ability to manage multiple moving parts simultaneously

  • Confidence communicating with developers, consultants, contractors, agencies and stakeholders

  • A proactive mindset — you naturally follow things through and keep momentum moving

  • Commercial awareness and an understanding of the importance of off-the-plan sales momentum, purchaser experience and settlement outcomes

  • The ability to confidently represent the Director and progress matters in his absence

  • Strong attention to detail across documentation, plans, coordination and follow-up

  • A current driver’s licence and willingness to move regularly between the office and construction sites

Remuneration

Indicative earnings are anticipated to fall within the range of $95,000 – $115,000 + super, with the higher end of the scale linked to the achievement of key project outcomes and deliverables. Further details will be discussed throughout the interview process.
