Strategic Commercial Role | Property Development & Investment Are you a commercially minded accountant who wants to be more than the person who prepares the numbers? We're seeking an experienced Commercial Finance Manager to become a trusted adviser to the Directors of a successful privately owned property development and investment group. With a long history of successful residential and commercial developments, together with an extensive portfolio of retail and commercial investment properties, this business continues to grow through thoughtful investment and disciplined commercial decision-making. About the Opportunity Reporting to the Directors, you will oversee the financial management of a complex group of entities while providing commercial insight across acquisitions, developments, investments, leasing and joint ventures. This role extends well beyond traditional accounting. You will be expected to understand the commercial drivers of the business, challenge assumptions, model opportunities and provide sound financial advice that supports informed decision-making. Key Responsibilities Financial Leadership
- Manage the accounting and financial reporting for multiple SPVs and associated entities.
- Oversee all statutory reporting, including BAS, IAS and year-end financial reporting.
- Manage cash flow, budgeting, forecasting and treasury across the group.
- Maintain strong financial controls and reporting systems.
- Review, optimise and continually improve the company's QuickBooks environment and accounting processes.
Commercial Business Partnering· - Provide strategic financial advice to support business growth.
- Prepare financial modelling and feasibility analysis for development opportunities and acquisitions.
- Evaluate investment opportunities through scenario planning and sensitivity analysis.
- Support commercial lease negotiations by providing financial analysis, modelling leasing structures, incentives and commercial outcomes.
- Assist with taxation planning and work collaboratively with external tax advisers.
- Provide financial oversight and reporting for joint venture projects.
- Identify commercial risks and opportunities and provide recommendations to maximise business performance.
Strategy & Execution While this is a highly strategic role, it is equally important that you enjoy rolling up your sleeves and taking ownership of the day-to-day finance function. This is a standalone finance role, so success will come for someone who is comfortable moving seamlessly between high-level commercial advice and practical financial administration. - Prepare and process a small payroll.
- Process supplier invoices and manage accounts payable.
- Manage accounts receivable and banking as required.
- Maintain accurate accounting records and reconciliations.
- Complete month-end processes and routine financial administration.
- Balance strategic commercial support with the discipline of ensuring the finance function runs smoothly every day.
You will thrive in this role if you enjoy being the person who can discuss the financial viability of a multi-million dollar development in the morning and then ensure payroll, invoices and reconciliations are completed accurately in the afternoon. The Directors are looking for someone who takes pride in both the strategic and operational aspects of finance. About You You are naturally curious, commercially astute and enjoy asking the questions others don't. You build trusted relationships, communicate confidently with business owners and are motivated by helping businesses make better commercial decisions. Key Selection Criteria: - CPA or CA qualification
- Extensive experience in a senior finance role
- Strong knowledge of trust accounting and multi-entity group structures
- Excellent commercial acumen and business judgement
- Advanced financial modelling and forecasting skills
- Experience evaluating investments and development opportunities
- Strong understanding of taxation principles and business structures
- Demonstrated ability to influence business decisions through clear financial analysis
- Experience improving accounting systems and financial processes
- Excellent communication skills with the confidence to engage directly with senior decision-makers
